Includes marketing of property, accompanied viewings, negotiating of tenancy offer, referencing of tenant(s), preparation of Tenancy Agreement, collection and remittance to Landlord of initial months’ rent and six weeks’ deposit. The renewals service includes reassessment of rent in accordance with prevailing market conditions, comprehensive renewal administration including issuing Tenancy Renewal Agreement and arranging signature by both parties. The fee is calculated on 12% including VAT of the annual rent due under the terms of the tenancy. This fee will be charged on every tenancy renewal.
In addition to the above Lettings Service, Houghton Estates Ltd offers a Rent Collection Service at no extra cost. This service includes collection of rent from tenant(s) and remittance of rent to the Landlord on a monthly basis.
Lettings and Management Service
12% including VAT and 6% including VAT
Full Lettings and Management Service includes all of the above services listed under our Lettings Service as well as protection of the Tenant’s deposit in accordance with current legislation, arranging annual gas safety checks, key holding service, arranging payment of outgoings, arranging all repairs and maintenance with contractors, regular maintenance inspections, arranging for inventories, managing the check in and check out process and dealing with deposit deductions and repayments. The renewals service includes reassessment of rent in accordance with prevailing market conditions, comprehensive renewal administration including issuing Tenancy Renewal Agreement and arranging signature by both parties, continuation of rent collection and ongoing professional management service. The fee is calculated on 18% including VAT of the annual rent due under the terms of the tenancy. This fee will be charged on every tenancy renewal.
Additional Fees and Charges
Safety Certification: the cost of safety certification , including gas and electrical safety is levied by the approved supplier and payable by the Landlord.
Energy Performance Certificate: if the property does not already have a valid EPC, Houghton Estates Ltd can arrange for an EPC to be done, the cost of which is levied by the approved supplier and payable by the Landlord.
Inventory Preparation, Check In and Check Out: prior to the new tenant(s) moving into and out of the property, Houghton Estates Ltd will arrange for the preparation of a professional inventory of the property and a check in/check out by an independent inventory clerk. The cost of the inventory preparation and check in/check out will vary depending on the size of the property and its level of furnishing. The Landlord will be charged for the inventory preparation and check in at the beginning of the tenancy. The Landlord will be charged for the inventory check out at the end of the tenancy.
Deposit Registration Fee: £60.00 including VAT to protect the deposit with a government – authorised custodial scheme and provide the Tenant (s) with the Prescribed Information and the terms and conditions of the scheme in accordance with current legislation.
Reserving to Tenant(s) of Prescribed Information, Gas Safety Certificate, Government’s Guide to Renting in England and Energy Performance Certificate upon renewal of tenancy: £60 including VAT
Reference Checks: unless instructed otherwise, Houghton Estates Ltd will use a professional agency, Legal for Landlords, to reference check all prospective tenants and guarantors if applicable. The cost to the Landlord for these reference checks is currently £21.60 including VAT per check.
Tenancy Agreements: Houghton Estates Ltd uses a formal Tenancy Agreement compiled by Pain Smith Solicitors. The contract fee charged to the Landlord at the start of the Tenancy is £240.00 including VAT.
