Property Search

Before you move in:

 

Reservation Fee: equivalent to two weeks’ rent. These funds are deductible from the first month's rental should the tenancy proceed.

Reference Fee: £42 inc. VAT per tenant for referencing and associated paperwork including identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability.

Guarantor Fee: £42 inc. VAT per guarantor for credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Tenancy Agreement Fee: £240 inc. VAT for preparation of Tenancy Agreement and any alterations and additions post draft.

Initial Rent: usually the first month’s rent is paid in advance. Monthly rent = weekly rent x 52/12

Security Deposit: equivalent of six weeks’ rent (unless agreed otherwise). This is usually registered and protected with the Deposit Protection Service.

Pet Deposit: additional security deposit of two weeks’ rent (unless agreed otherwise) to cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised Scheme.

Stamp Duty (on tenancies that amount to over £125,000)

During Tenancy:

Council Tax

Television Licence

Installation of cable/satellite (if permitted and applicable)

Subscription to cable/satellite supplier

Insurance (for your personal contents)

Garden maintenance (if any)

Change of Tenant Fee: in the event that you wish to replace a tenant part way through the tenancy, there will be a charge of £240 inc. VAT to cover the administration involved. All such changes to your tenancy are subject to the Landlord’s approval.

At End of Tenancy:

 

Inventory Check out Fee: if applicable, dependent on the number of bedrooms, whether property is furnished/unfurnished and size of the property and outbuildings.

Professional Cleaning (if required): dependent on the number of bedrooms, whether property is furnished/unfurnished and whether there are carpets that require steam cleaning.

Dilapidations (as agreed)
